Common plumbing emergencies we respond to
Here is what is usually going on, and exactly how we fix it.
Burst geyser
Cold winter inlet water forces the element to run hotter and longer; the repeated expansion and contraction cracks tank welds, especially on geysers over five years old. A burst tank can dump 150 to 200 litres in minutes.
- Water through the ceiling or dripping hard from the overflow
- Lukewarm water while the element runs constantly
- A sudden spike in your electricity bill
We isolate the water and power, drain the unit, and replace it the same day on weekdays. On weekends we respond immediately to stabilise and replace as soon as suppliers open. Always with a Kwikot or Franke geyser fitted to SANS 10254 and a PIRB Certificate of Compliance for your insurer.
Burst pipe & flooding
Municipal pressure spikes, corroded joints, and old galvanised pipework split without warning. The damage is measured in ceilings, floors, and electronics, not just the pipe.
- Sudden drop in water pressure
- A damp patch or bulge on a wall or ceiling
- A water meter spinning when nothing is running
We locate the split, isolate the section, and repair or repipe in copper or PEX, then pressure-test the line before we leave.
No hot water
Usually a failed element, thermostat, or tripped breaker, sometimes a seized pressure valve. Often fixable on the spot without replacing the whole geyser.
- Cold water from every hot tap
- Breaker tripping repeatedly
- A burnt or sulphur smell at the geyser
We test the element and thermostat, replace the failed part, and confirm the thermostat is set to 55 to 60 degrees so it does not fail again.
Overflow & dripping geyser
A constantly dripping overflow means the pressure control or temperature valve is releasing, or the thermostat is over-heating the tank. Ignore it and you risk a split tank.
- Continuous drip from the overflow pipe
- Steam or hissing at the geyser
- Water marks on the ceiling below
We replace the valve, check the thermostat setting, and verify the drip tray and overflow are clear.
Blocked drain & sewer
A slow drain that suddenly stops is a blockage; a backing-up toilet or gully is an emergency. Tree roots, fat, and collapsed pipes are the usual culprits in older Cape Town suburbs.
- Gurgling drains
- Several slow outlets at once
- Sewage backing up
We clear the line, CCTV-inspect if it recurs, and quote on the spot if a section needs replacing.

Frequently asked questions
Do you charge a call-out fee for emergencies?
Weekday work is billed at R950 per hour. Evenings, weekends, and public holidays carry a R1450 call-out that includes the first hour of labour. Either way, the plumber diagnoses on site and gives you a fixed quote before any work begins, so you decide before you spend.
How fast can you respond to a plumbing emergency?
For weekday calls we target a same-day response across Cape Town. For after-hours and overnight bursts, we coordinate the closest available PIRB-registered plumber and give you a realistic ETA when you call or WhatsApp.
What causes a geyser to burst?
The big five are sediment build-up from hard water, thermal shock from cold winter inlet water, a depleted sacrificial anode, a seized temperature-and-pressure valve, and poor original installation. Most are preventable with an annual service.
Why do geysers burst more often in winter?
Colder inlet water forces the element to run longer and hotter, and the repeated expansion and contraction fatigues the tank welds. Geyser insurance claims in South Africa rise 23 to 30 percent between May and July.
What are the signs a geyser is about to burst?
Rumbling or popping sounds, lukewarm water while the element runs constantly, discoloured hot water, a sudden electricity bill spike, and a constantly dripping (or totally dry) overflow pipe. A rotten-egg smell means the sacrificial anode is gone.
What should I do the moment my geyser bursts?
In order: trip the geyser circuit breaker at your DB board, close the cold-water isolating valve on the feed pipe, contain the water with buckets and move electronics clear, then call a licensed plumber. Do not touch wet wiring.
Can a burst geyser be repaired, or must it be replaced?
A truly burst tank cannot be safely repaired and must be replaced. But many "burst" call-outs turn out to be a valve, element, or joint we can fix on the spot. We always diagnose before quoting a replacement.
