Geyser Repairs & Replacement in Cape Town
From a slow leak to a full replacement, we connect you with PIRB-registered plumbers who install Kwikot and Franke geysers to SANS 10254, with a Certificate of Compliance that keeps your insurance valid.
Geyser problems we fix
Here is what is usually going on, and exactly how we fix it.
Leaking geyser
A leak from the geyser, the valves, or a corroded join. Sometimes a five-minute valve swap, sometimes the tank itself. We diagnose before we quote.
- A drip from the overflow or a valve
- A damp ceiling or cupboard below
- A water meter creeping when nothing is on
We trace the leak to its source, replace the valve or join, or quote a replacement if the tank has corroded through.
No hot water
A failed element or thermostat is the most common cause, often after a breaker trip or a winter cold snap. Usually repairable without replacing the unit.
- Cold water from the hot taps
- Breaker tripping
- Element running but water only lukewarm
We test and replace the element or thermostat, set it to 55 to 60 degrees, and confirm recovery.
Burst geyser
When the tank has split, replacement is the only safe option. We source common Kwikot and Franke units from local suppliers for same-day weekday replacement.
- Water through the ceiling
- An empty tank with the inlet running
- A loud pop or hiss before failure
Same-day replacement on weekdays with a like-for-like unit, new valves, and a PIRB Certificate of Compliance.
Constant overflow
A dripping overflow usually means a worn pressure-control or temperature valve, or a thermostat over-heating. Left alone, it shortens tank life and risks a burst.
- A non-stop drip from the overflow pipe
- Steam at the geyser
- A green stain below the pipe
We replace the offending valve, check the thermostat, and clear the drip tray.
Old geyser (no anode check)
The sacrificial anode corrodes so the tank does not. Once it is gone, the tank rusts from the inside. Most Cape Town geysers over four years old have never had it checked.
- A geyser over four years old
- A rotten-egg smell from the hot water
- Brown water from the hot taps only
We replace the anode (about R400 to R600) and add years to the tank life, or advise replacement if the tank is already corroded.

Unit, labour, valves, and PIRB CoC. Usually more for larger tanks or difficult roof access.
A like-for-like swap usually takes 2 to 4 hours. You can supply your own unit.
The cheapest way to add years to an ageing tank.

Frequently asked questions
How much does a geyser replacement cost in Cape Town?
A 150L replacement, including the unit, labour, valves, and a PIRB Certificate of Compliance, starts at about R11,000, and usually costs more for larger tanks or difficult roof access. You get a fixed quote on site before any work starts.
Can a leaking geyser be repaired, or does it need replacing?
It depends where it leaks. A valve or join leak is a quick repair. A tank that has corroded through must be replaced. We always diagnose first and only quote a replacement when the tank itself has failed.
How long does a geyser replacement take?
A straightforward like-for-like swap takes two to four hours. We drain and isolate the old unit, fit the new one with new valves, refill, test, and issue the Certificate of Compliance on the same visit.
Do you issue a Certificate of Compliance for geyser work?
Yes. Every geyser installation and replacement comes with a PIRB Certificate of Compliance. Under the City of Cape Town Water By-law, only a registered plumber may install a geyser, and a valid CoC is what your insurer needs to pay a claim.
What causes a geyser to overflow or leak?
Usually a worn pressure-control or temperature valve, a thermostat set too high, or sediment build-up. Sometimes the tank has corroded through. A constantly dripping overflow should never be ignored; it often precedes a burst.
Which geyser brands do you install?
Kwikot and Franke are the most common, along with other SABS-approved brands. We source popular 150L and 200L units from local suppliers so a like-for-like replacement can usually happen the same weekday. If you want to switch to gas, see our gas geyser guide.
